The 5 Hidden Signs Your Roof Is Leaking — And What to Do About It
Five moisture and comfort changes to investigate, even when there is no visible drip.
A leak is not always obvious. You may notice an odor, a ceiling stain, or a change in the attic before you see active dripping.
The following signs deserve investigation. They can have more than one cause, so a roofing or moisture professional should identify the source before repairs begin.
1. A musty smell in the attic or upstairs
A damp odor may accompany trapped moisture, wet insulation, or water entering the roof assembly. Note where it is strongest and whether it follows wet weather.
Ask for a check of the roof and flashing near vents, valleys, and chimneys. Attic ventilation and condensation should also be considered.
2. Peeling paint or bubbling drywall
Look for peeling patches, bubbles, discoloration, or damaged ceiling and wall surfaces. Moisture can move along framing, so the visible spot may not be directly below its source.
Photograph the area and explain when it appeared. Ask the professional to determine whether the source is roofing, plumbing, condensation, or another issue.
3. Rust or moisture on attic hardware
Rusted nail heads, discolored metal, or beads of moisture can indicate an attic moisture problem. They do not, by themselves, prove a storm-related roof leak.
If the attic can be inspected safely, have a professional assess the roof deck, insulation, ventilation, and possible entry points. Do not step between supported walking surfaces or disturb wet materials to investigate.
4. Dark marks on ceilings or walls
Document new or growing discoloration instead of simply painting over it. The pattern and location can help a professional investigate what is happening.
Ask for the moisture source to be assessed. A stain’s color alone does not identify the cause or establish that mold is present.
5. Unexplained changes in energy use
Wet or compromised insulation can affect comfort and heating or cooling performance. Rising utility use is a reason to check the home’s condition, but it does not establish that the roof is leaking.
Discuss insulation, ventilation, and other possible causes with the appropriate professional.
What to do before the problem grows
- Keep dated photos of new stains or visible moisture.
- Note when changes occur, including after rain or during cold weather.
- Schedule periodic roof checks and review concerns after a major storm.
- Ask for a documented explanation of the source and proposed repair.
